A serviced office is rented as a service, not as premises. You arrive with your laptop, the space is furnished, connected and maintained, and the commitment is counted in months rather than years. It is the format that suits small teams and foreign companies setting up in Morocco.
What a serviced office includes
Everything that would be a separate contract in conventional premises is built into the service and into a single monthly invoice.
- A private, closed and furnished office: workstations, chairs, storage, lighting

Why a commercial lease is not always the right way in
The Moroccan bail commercial (commercial lease) traditionally runs on a three, six and nine year cycle: the tenant commits to a first three-year period, with the option to terminate at each expiry subject to notice. It is a protective framework, and it carries a right of renewal, but it assumes a visibility few companies have at the moment they set up.
On top of the length of the commitment comes the entry cost: deposit, fitting out the bare premises, furniture, IT cabling, utility accounts to open one by one, without counting the weeks of works before the first real day of work.
A serviced office moves those items into a single monthly fee. You are not financing a fit-out you will never recover, and you are not carrying a nine-year commitment for a team that may be three people larger in six months. Once headcount settles, the conventional lease becomes relevant again: these are two different moments in the life of a company.
The term itself is negotiable: some teams take an office for the length of a project, others renew year after year. Notice to leave is short, and an office of two or three desks can become a ten-desk floor on the same site if your hiring accelerates, with nothing to renegotiate.
Using the office address as your registered office
The address of a serviced office can serve as your company's registered office (siège social). The contract provides the proof of occupancy expected by the CRI (regional investment centre) and the registre de commerce (commercial register), and the authorities send their correspondence to a place where someone is present to receive it, which avoids returned mail and formal notices discovered too late.
The difference with domiciliation is occupancy. Domiciliation alone provides an address and mail handling, with no workspace: it is the most economical solution for a company that does not need premises. A serviced office provides the address and the space. Many clients start with domiciliation, then add an office when they hire locally, keeping the same address and therefore with no transfer of registered office to publish.

Frequently asked questions
Can I register my company at the office address?
Yes. The contract gives you the proof of occupancy needed to register the company or to transfer its registered office, and the address becomes your company's address with the authorities.
What is the minimum commitment?
It is far shorter than that of a commercial lease and is negotiated to fit your situation, from a few months to a renewable one-year term. No 3/6/9 commitment is required.
What happens if my team grows?
We first look for a larger office on the same site, which avoids a move and a change of address. If the space available there is not enough, we look at another of our sites in the same city.
How does this differ from coworking?
Coworking gives you a desk in a shared space, with no door and no confidentiality, billed by the day or by the month. A serviced office is a closed space reserved for your team, where you can leave your equipment and hold confidential conversations.
Are meeting rooms included?
They are accessible under your contract, generally within a monthly allowance of hours, and remain bookable beyond that. The exact terms are set out site by site at the time of the proposal.
